Renovations can be time consuming and stressful on Management. We can take that headache away by providing all the product and materials, scheduling sub-contractors (flooring, counters, etc.), and managing deliveries for you. Our relationships with our suppliers means you won't have to worry about products being backordered or unavailable.
Do you have a stock of specific materials you like? Would you prefer to purchase products yourself? We can work with what you supply and provide labor only. We'd let you know the dates needed for any other vendors prior to the start of each unit so you could schedule with them in advance.
We take a collaborative approach to setting a scope and price for unit renovations. We start with a list of everything you'd like done to transform your units, what type of finishes you want, and provide you our quote. Our pricing is very competitive and typically in the range investors like to see.
Sometimes, however, you may be working with a tighter budget that won't allow all the changes you'd like. That's where we can work with you by suggest options or alternates that can still deliver the feel of what you're after in the budget you have to work with.
Some investors prefer to have a fixed price for unit renovations so they can easily run analytics on a larger scale quickly. For projects with multiple units, we can establish a set price that takes into account a mix of damaged units with well kept ones. Major exceptions, i.e. a missing appliance or a 4' hole in the wall, would be addressed on a case by case basis.
Actual billing accounts for each individual item installed, down to the number of switches and outlets. If an item can be saved and re-used, you're not billed for it. On the other hand, there would be an additional charge for things like extra wall prep or other damages not listed in the renovation scope. This method works particularly well at communities that have some units that have already been partially upgraded.
A great way to quickly add value and increase profit is to approach renovation in phases. Upgrading simple items first is a lower initial expense and allows you to raise rents incrementally and maintain higher occupancy. Examples of Phase 1 upgrades include:

Replacing kitchen cabinets is a high impact upgrade that can transform the whole feel of an apartment. Pre-made cabinets are readily available, but they're not the only option for a kitchen makeover. If the cabinet boxes are in good shape they can be refaced with new door and drawer fronts. A variety of styles and colors are available.
Another option when replacing cabinets is to re-think the layout. You don't have to replace exactly what is removed. Adding a pantry or swapping some cabinets for open shelving can cut costs while increasing appeal.
Counters are another significant upgrade and there are several options available in a wide range of prices and looks. Options include:
Vacant apartments don't make money. We can turn an average apartment in 1-3 days, depending on size and condition. With a day for cleaning and a day for carpet cleaning, your vacant apartment could be move-in ready in less than a week!
Painting is priced based on the square footage of the unit and includes average wall prep. Excessive holes or damage would be an additional charge. Partial or touch-up painting can be done so long as the paint matches well enough to get by with the touch up. Partial painting is charged as a percentage of the square footage.
We complete a thorough Make-Ready Checklist that includes running all appliances and fixtures to ensure proper functionality, testing hinges, drawers, towel bars, blinds, smoke detectors, etc. Repairs and Maintenance are billed at an hourly rate.

Clear Choice will haul away trash and abandoned items left in apartments. We can also remove furniture left in units or around dumpsters. Junk hauling is charged per trailer load or portion thereof. Furniture and appliance removal is charged per item.
Timing is crucial when addressing water leaks. Clear Choice will respond quickly to extract water and begin the drying process. The immediate implementation of air movers and dehumidifiers helps prevent mold before it gets a chance to form.
Often times when addressing water leaks it's necessary to remove or cut into flooring, drywall, and cabinets. Once the space has been dried out, we can repair and re-build the area to its original condition or better. Our work is usually quicker and less expensive than the large, national remediation companies.
